The Home Equity Dilemma: HELOC vs. Reverse Mortgage

Many Bay Area homeowners are sitting on significant equity, but how you access it matters.

A HELOC (Home Equity Line of Credit) is a revolving line of credit secured by the home. You draw funds as needed and make required monthly payments. For retirees on a fixed income, adding a monthly payment can cause severe financial and emotional stress. HELOCs are typically better for short-term projects or when the homeowner has stable cash flow.

A Reverse Mortgage is different. Eligible homeowners (generally age 62+) can access equity without required monthly principal and interest payments while living in the home and meeting loan guidelines. This can dramatically improve monthly cash flow for seniors who wish to age in place or fund in-home care.

However, Dale notes that neither tool is inherently "good" or "bad." They simply solve different problems, and the best choice depends entirely on your family's unique situation.
